Taking a lease on a commercial building for the first time is a difficult process, especially if you are new to building works and dealing with potential contractors. The building on 22 Oxford Street is in various states of repair depending on which room/floor you are on but one major problem on the basement level is damp.
I have had three builders in to look at quoting for their solutions to the problem thus far and had received three different possible solutions. This does not fill you with confidence both in the sense that the proposed solutions will do the job and also that you are being fairly quoted for the correct level of work.
Today I had a ‘friend of a friend’ who is a commercial property surveyor and a bit of a damp specialist visit to give his opinion. It was so refreshing to speak to someone who had no ulterior motive and was just giving realistic and practical advice.
Dealing with tradesmen in any form be it with your car at the garage, discussing your website or on a building project is difficult if you lack the specific knowledge to be able to question what they are saying. I suppose it will come down to a mixture of the gut feeling about the person you meet, recommendations and the quality/detail of the quote you receive – well that’s what I am going to be using along with the price!
